WhatsApp for real estate lead follow-up: the sequence from portal lead to booking, the questions in order, and what a person still does

Where property leads are lost — the first hour, the brochure, the unconfirmed visit, the silence after — and the message that should have gone out at each. Eight moments, their templates and categories, and the questions in the order that works.

In short

A real estate lead from a portal or an ad is answered on WhatsApp within a minute, asked configuration, budget, locality and move-in date before any brochure, shortlisted with prices in the text, booked into a site visit with reminders that ask for a YES, and followed up once after the visit and once after thirty days. Everything after the first minute is a utility template; the two follow-ups are marketing and need consent.

Where property leads are lost

Not at day three. In the first hour, when the family that messaged three brokers hears from one. Then at the brochure, when a shortlist that ignores the budget tells them nobody read the message. Then at the site visit, when a slot nobody confirmed becomes a no-show. Then in the silence after the visit. Each of these is a message that should have gone out and did not, at a moment somebody was busy.

Next month. Can we see it Saturday?

A property enquiry answered in a minute; the same enquiry in the morning has usually met someone else.

The questions, and their order

  1. Configuration — 1, 2, 3 BHK, villa, plot. Decides which listings are even relevant.
  2. Budget, all-in. The question brokers avoid and the one that saves the day. Ask it second, plainly.
  3. Locality, and how flexible. "Whitefield" and "East Bangalore" are different searches.
  4. Move-in or possession timeline. Ready-to-move and under-construction are different products.
  5. Loan. Needed or not, pre-approved or not — it decides whether the paperwork starts now.
  6. Who decides. The person messaging or a parent, a spouse, a company.

Two per message, in the language the lead wrote in. The qualifying guide has the general method; the point for property is that the shortlist is blocked until the first two are known.

Is this for your own use, or an investment? And roughly what budget are you working with?Agent

What a person still does

  • Confirms the visit slot. Proposing is automated; a family driving to a locked gate is not recoverable.
  • Conducts the visit and writes the one-line note the follow-up is built from.
  • Negotiates. The moment a lead asks about the price, the thread is a person's.
  • Decides which launch matches which brief, by setting the fields the matching reads.

The templates

Eight WhatsApp templates for residential real estate — enquiry received, shortlist, visit booked, loan documents, booking received, instalment due, a matching launch, a check-in — each with variables, a filled example and what Meta's review objects to. The real estate solutions page shows the whole sequence running.

How quickly should a real estate lead be answered on WhatsApp?

Within a minute. The lead is on their phone, has messaged two other brokers, and will keep talking to whoever answers first with something that shows the message was read.

How many times should I follow up a property lead?

Inside the 24-hour window, as the conversation needs. After a visit, once that evening. After that, once at thirty days, and once when a launch matches their brief. Three unanswered nudges in a week gets you blocked.

Can I send a brochure to every lead?

You can; it is how brokers stop getting called back. Send three options that fit the budget and configuration, with the price in the text, after you know both.
